# 480Y/277V Electrical Service

A 480Y/277V service is a three-phase, four-wire wye system with 480 volts between phases and 277 volts from any phase to neutral, common in larger commercial and industrial buildings.

## Why it matters

The 277-volt side often powers lighting, while 480 volts runs larger motors and HVAC equipment. Small tenants may need transformers to get 120-volt power. Equipment capacity, age and available spare capacity affect leasing and expansion plans.
