All Appropriate Inquiries (AAI)

All appropriate inquiries is the process of evaluating a property's environmental conditions and assessing potential liability for contamination, under the EPA rule at 40 CFR Part 312.

Why it matters

Completing AAI is one threshold requirement for landowner liability protections under CERCLA, such as the bona fide prospective purchaser defense. EPA recognizes ASTM E1527-21 as satisfying the rule. Key AAI components must be done or updated within 180 days before acquisition.
