# ASTM E2018

ASTM E2018 is the Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process, which gives a framework for evaluating commercial real estate and writing a property condition report.

## Why it matters

The guide is voluntary, but lenders and investors treat it as the benchmark for commercial condition reports. The current edition is E2018-24. It describes a reasonable baseline and says a user may need more or less than the baseline depending on objectives and risk tolerance.
