Brownfield

A brownfield is a property whose expansion, redevelopment or reuse may be complicated by the presence or potential presence of a hazardous substance, pollutant or contaminant.

Why it matters

Many former industrial and commercial sites qualify. Federal and state programs offer grants and liability relief to support cleanup and reuse. A Phase I helps decide whether a site is likely to be treated as one.
