# Commercial Real Estate Due Diligence

Commercial real estate due diligence is the investigation a buyer, lender or owner performs on a property's physical, environmental, legal and financial condition before committing to a transaction.

## Why it matters

Physical and environmental reports are two core parts of the process, alongside title, survey, lease and financial review. Findings can change the price, the loan terms or the decision to buy. Starting early leaves time to act inside the due diligence period.
