Deferred maintenance is physical deficiencies that could have been remedied with routine maintenance or similar action, but were left undone.

## Why it matters

It signals how the owner has cared for the building. A pile of deferred items can raise near-term costs and shorten equipment life. Lenders and buyers use it to judge condition and negotiate.
