# Exterior Insulation and Finish System (EIFS)

EIFS is a non-load-bearing exterior wall cladding made of insulation board attached to the substrate, a reinforced base coat and a textured finish coat, sometimes called synthetic stucco.

## Why it matters

Older barrier-type EIFS can trap moisture behind the cladding and damage wall framing without obvious signs. Modern EIFS with drainage adds a water-resistive barrier and a drainage path. Inspectors use moisture meters and probing to check suspect walls.
