# Environmental Professional (EP)

An environmental professional is a person with the education, training and experience to exercise professional judgment about conditions indicating releases or threatened releases of hazardous substances at a property.

## Why it matters

Federal rules require an environmental professional to conduct or oversee a Phase I used for all appropriate inquiries. The EP signs a declaration in the report. Buyers should confirm the EP's qualifications before relying on the report.
