# HUD Section 223(f)

HUD Section 223(f) is an FHA mortgage insurance program for the purchase or refinancing of existing multifamily housing that has at least five units and was completed or substantially rehabilitated at least three years earlier.

## Why it matters

Owners use 223(f) to refinance or buy stabilized apartment properties with HUD-insured debt. Properties that need substantial rehabilitation are not eligible. A capital needs assessment sets the repair and reserve picture for underwriting.
