# Phase II Environmental Site Assessment

A Phase II Environmental Site Assessment is an investigation, often with soil, groundwater or vapor sampling, that evaluates whether substances are present at a property, following ASTM E1903.

## Why it matters

A Phase II usually follows a Phase I that found a recognized environmental condition or data gap. Its scope depends on the user's objectives. Results can inform price negotiation, cleanup planning and lender decisions.
