# Radon

Radon is a naturally occurring radioactive gas that can enter buildings from soil and is the leading cause of lung cancer among non-smokers, according to EPA estimates.

## Why it matters

Radon is outside the standard scope of both a PCA and a Phase I. Buyers in high-radon areas often order a separate test. A mitigation system can be added after purchase, so the cost belongs in the acquisition budget.
