# Single-Ply Roof Membrane

A single-ply roof membrane is a factory-made sheet roofing layer, either thermoplastic such as TPO or thermoset such as EPDM, installed on low-slope commercial roofs.

## Why it matters

Single-ply systems are common on warehouses, retail centers and offices. Seams, flashings and penetrations are the usual failure points. Membrane age and condition set the timing of repair or replacement in a reserve schedule.
