Third-Party Servicing Inspection

A third-party servicing inspection is a physical review of a financed property by an independent inspector for a loan servicer, to document condition, maintenance and required repairs.

Why it matters

Agency lenders such as Fannie Mae and Freddie Mac expect servicers to monitor property condition during the loan. Independent inspectors give servicers consistent, documented findings. Results can trigger repair deadlines or reserve changes.
