# Vapor Encroachment Condition (VEC)

A vapor encroachment condition is the presence or likely presence of chemical vapors in the subsurface of a property from contaminated soil or groundwater, identified through screening under ASTM E2600.

## Why it matters

Vapors can migrate from nearby dry cleaners, fuel sites and industrial uses. ASTM E2600 gives a two-tier screening method that environmental professionals use alongside a Phase I. A confirmed concern may lead to sampling or vapor mitigation planning.
