Costs and capital planning

Cost to Cure

Cost to cure is an itemized list of deficiencies found in a building inspection with an estimated cost to repair or replace each one, used for negotiation and capital planning.

Why it matters

Buyers use cost-to-cure figures to ask for price reductions, seller credits or repairs before closing. Brokers and lenders use them to test whether reserves are adequate. The figures are estimates, not contractor bids.
