Recognized Environmental Condition (REC)

A recognized environmental condition is the presence, likely presence, or material threat of a future release of hazardous substances or petroleum products at a property due to a release to the environment.

Why it matters

RECs are the main findings of a Phase I. A REC does not prove contamination exists, but it signals that further investigation or cost may be warranted. De minimis conditions are not RECs.
