Common Area Maintenance (CAM)

Common area maintenance refers to charges for maintaining shared areas of a commercial property, such as parking lots, landscaping, lobbies and exterior lighting, often passed to tenants under a net lease.

Why it matters

CAM charges can be a major tenant cost. Leases define what counts as CAM and what is a capital item the landlord must pay. Parking lot, roof and structural repairs are often disputed.
