Gross Lease

A gross lease is a commercial lease in which the tenant pays a set rent and the landlord covers maintenance, taxes and other property expenses within that rent.

Why it matters

The landlord keeps the risk of cost increases and building repairs. Rent is often higher than under a net lease to cover those costs. Owners should plan capital reserves because repairs come out of rent.
