Leases and transactions

Net Lease

A net lease is a commercial lease in which the tenant pays base rent plus some or all of the property's operating and maintenance expenses, such as taxes, insurance, utilities and common-area maintenance.

Why it matters

Net leases come in single, double and triple net forms depending on how many expense categories the tenant pays. The lease language decides responsibility for roofs, structure and major systems. Review those clauses against the building's actual condition.
