Property Condition Assessment (PCA)

A property condition assessment is a baseline evaluation of a commercial property's primary improvements, built on a walk-through survey, document review and interviews, that identifies material physical deficiencies and opinions of cost to remedy them.

Why it matters

Lenders, institutional buyers and asset managers use a PCA to see what a building will cost to own. ASTM E2018 sets the baseline process so reports are consistent from firm to firm. A PCA reduces uncertainty about building condition but cannot remove it, and it is not an engineering study.
