Representative Observations

Representative observations are a sampling approach in which a consultant surveys a reasonable number of repetitive systems, components and areas to describe the condition of similar items across a property.

Why it matters

Sampling lets an assessor cover a large multi-building or multi-unit property in a practical time. ASTM E2018 allows findings to be extrapolated to similar areas. A user can require more or fewer observations, and the report should state what was sampled.
