Accessibility and life safety

Section 504

Section 504 of the Rehabilitation Act prohibits discrimination on the basis of disability in programs and activities that receive federal financial assistance, including HUD-assisted housing.

Why it matters

Owners of HUD-assisted multifamily properties must meet Section 504 accessibility rules. Lenders may ask for an accessibility screening during due diligence. Gaps can add significant cost to rehabilitation plans.
